Shifting Real Estate market

The Real Estate market is shifting. 

In the last seven days, 22 new homes went for sale in Concord, the lowest priced one was $189,000 – a two bedrooms, one and a half baths condo with 880 sq ft; the highest priced one was listed at $718,000 – a three bedrooms, three bathrooms detached home with 2,457 sq ft.

In the same period of time, only five homes went pending, from $198,000 to $750,000 and only two homes were actually sold and recorded in the public records, one for $160,000 ($17,500 over asking price) and the other one for $300,000 – both sales were “cash” transactions.

What does this mean to you?

Well, if you are a buyer, you may not have to be so concerned with competing with other buyers to get your offer accepted; as long as you're pre-approved with a reputable lender, you should be able to get the home of your dream at the asking price, depending on the condition of the home.

The bottom line is that the market has shifted from just a few months ago; we are getting more inventory of homes for sale and there are fewer buyers, balancing the scale; we are still getting multiple offers, however they are only on the best available properties and best presented ones (think staging) and/or the best priced properties.
