Real Estate market Update. 1021-2013

Between Oct 14th and Oct 20th, 34 new homes went for sale in Concord, the lowest priced one was $99,950 – a one bedroom, one bath condo/studio with 644 sq ft; the highest priced one was listed at $939,000 – a four bedrooms, two and a half bathrooms detached home with 3,396 sq ft.

In the same period of time, thirty three homes went pending, from $165,000 to $889,000 and thirteen homes were sold and recorded in the public records, the lowest priced one sold for $173,000 ($3,100 over asking price) and the highest priced one sold for $750,000 – one whole dollar over asking price.

What does this mean to you?

Buyer or seller, the current pulse tells us that the real estate market is becoming more stable, equal number of homes newly listed and gone pending.

If you are a buyer, you may not have to be so concerned with competing with other buyers to get your offer accepted; as long as you're pre-approved with a reputable lender, you should be able to get the home of your dream at the asking price, depending on the condition of the home.

As I have mentioned before in a previous post, the market has shifted from just a few months ago; we keep getting more inventory of homes for sale and there are fewer buyers, balancing the scale; we are still getting multiple offers, however they are only on the best available properties and best presented ones (think staging) and/or the best priced properties.
