Median and average prices are not very helpful reference points for value. The reason is that in a diverse market like Concord, where homes range from low-end bungalows to much larger and higher-end, a change in the sales rate for low-end homes or high-end homes can dramaticallly change the average.
A better, though not perfect, measure is average sale price per square foot.
