Home Inventory Remains Low, Driving Prices Up

The Concord CA real estate market is HOT right now, driven primarily by high demand and low inventory. Multiple offers are the norm.

If you know anyone in the market for a home, or selling a home now, you know the market is HOT! Multiple offers are still the norm, and competition is fierce. I have buyers for a home in Concord now that "got the house" in a multiple offer situation, but had to go 10 percent over list price.  

Now more than ever it is critical to have an experienced real estate professional helping you. It is not unusual to write offers on several homes before finally succeeding. A little reminiscent of the early to mid-2000's blistering hot market, we are seeing again buyers waiving contingencies, shortening time frames, all cash and allowing sellers to rent-back for a time, sometimes for free. Sometimes the way to "win the deal" is not money — terms are key too.

Here is a chart of our Concord market through the end of August 2012. Look at that! That light green bar has plummeted. That is our inventory. Our inventory of homes for sale is off 77 percent from this quarter last year. With record low rates, and buyers wanting to jump in, it is a window of heaven for sellers. Supply and demand at work.
