Living Attached to Your Neighbors

Affordable townhomes and "duets" are a great option for some home buyers.

There are many benefits to living in a townhome, condominum or a "duet"—a house attached by one wall.

Most homebuyers don't realize that the category the home is placed in is actually referring to the type of ownership, not neccesarily the architecture. Those living in what we commonly refer to as townhomes and "duets" usually own the ground beneath their home, where as condominum dwellers do not. Either way, "attached" living offers an array of pluses, from not having to maintain your exterior (condos) to community amenities. Here are a couple in Clayton and Concord that are in neighborhoods my clients have found appealing:

I've sold many of these "duets" over the years to clients who said they were only interested in a single-family or "detached" home. However, once they see that these units have front and back yards and are in such an upscale area — Oakhurst Country Club — they tend to change their minds. Many people walk into these homes and don't realize they are actually attached at the garage wall. They are airy and attractive with lots of windows for natural light. This home offers high ceilings, a marble fireplace, a large pantry in the kitchen, a walk-in closet in the master bedroom, and an indoor laundry room. The area is surrounded by Clayton's pretty views and the Oakhurst golf course.

This townhouse is located in Torrey Pines,  just off Treat Boulevard near Clayton Road. There are several shopping centers nearby, and the community is a well-kept affordable option for those in the market under the $150,000 price range. HOA dues are a pretty reasonable $210 a month.

Built in 1972, these two-story units are really cute and have small back patios and covered parking usually just steps away. They also have inside laundry, not always easy to find in this price range. This unit is in nice, clean condition with a recently remodeled kitchen with granite counters.
